Signs Your PGT Window Replacement Is Failing

  • The sash won’t stay up (or won’t stay down). The balance system has lost tension or a shoe has cracked. This is the most common PGT failure we see in Fort Myers, usually on windows that face the afternoon sun year-round. Heat cycles take out the coil springs inside the balance tube.
  • You need two hands to lock the window, or the lock grinds. PGT’s die-cast zinc lock bodies wear at the strike plate contact point. Salt air accelerates the corrosion. Once the keeper starts to chew, the window never seals properly, and your energy bill notices before you do.
  • Condensation between the glass panes. The insulated glass unit seal has failed. This isn’t something to clean away. In PGT impact windows, a failed seal means the inert gas between the panes is gone, and the unit has lost part of its thermal and impact rating.
  • The window is hard to open from day one at certain times of year. Aluminum frames expand in Florida heat, which is normal. But PGT windows that are stiff only in summer and only on one rail usually have a roller or hinge problem, not a frame problem. Replacing the part beats fighting the window for another season.
  • Water stains on the interior sill or wall below the window. The weep system is clogged or the exterior weatherseal is shot. Fort Myers gets sideways rain. PGT’s weeps are designed to channel it out, not hold it in. When they clog, the water finds its own path, and it usually ends up on your drywall.

There are things you can safely check yourself. Clean the tracks and weeps with a brush and clear water, then see if the window behaves. Tighten visible screws on the handle and lock. Note your symptoms and take a photo of the window from both sides. That picture saves us a trip sometimes.

What you shouldn’t try is anything involving PGT’s balance system. Those balances are under spring tension. The first time a homeowner releases the wrong screw on a loaded balance tube, the spring drives the fitting through drywall, or through a hand. We’ve seen it.
