ECO Window Systems Shingle, Tile & Metal Roofing in Fort Myers: What to Know First

We’re an independent ECO Window Systems service provider in Fort Myers, and we handle shingle, tile, and metal roofing work on homes with ECO Window Systems products already installed. Most roofing jobs that intersect with ECO Window Systems work run one to three days once materials land, depending on whether we’re flashing around existing window and door openings, replacing rotten substrate, or coordinating with a full re-roof. The honest pricing posture: we quote line-by-line, you approve before we start, and the number on the estimate is the number on the invoice.

This page is for Fort Myers homeowners who own ECO Window Systems windows or doors and need roofing work done right around them. If you’ve got leaks at the head flashing, water stains under a window after a hard Southwest Florida rain, or you’re re-roofing and want the window and roof tie-in done correctly the first time, call us at (239) 453-7751. Ed Winslow’s name is on the business, and every ECO Window Systems job we take gets his attention.

How ECO Window Systems Products Fail - and How We Fix Them

ECO Window Systems builds a solid product line, but after years of pulling these units apart in Fort Myers, we know exactly where they break when roofing details go wrong. Here are the five failure patterns we see most often:

  • Head-flashing failures on the ECO 4500 Series. When a roof transitions meet the top of a tall fixed or casement window, the step flashing and counter-flashing have to shed water past the window head. On the 4500 series, the integrated nailing fin sits proud on the top track, and if a roofer butts shingles straight against it without a proper kick-out diverter, water backs up and runs into the rough opening. We cut the shingles back, install a code-correct metal head flashing with an end dam, and re-seal the fin gap with a polyurethane sealant that actually sticks to the frame’s powder coat.
  • Tile roof valley dumping onto the ECO 5500 sliding glass door track. Fort Myers has a lot of barrel tile roofs with valleys that terminate right above a slider. If the valley metal isn’t extended far enough past the door head, every summer thunderstorm pours a waterfall directly onto the track assembly. We’ve seen 5500 sliders with rotted track screws and hidden corrosion in the roller housings from exactly this. The fix is extending the valley, adding a diverter, and replacing any hardware the water already got to.
  • Metal roof expansion and contraction pulling ECO frame caulk joints apart. Standing-seam metal roofs move. A lot. In Fort Myers, a black roof surface in August runs 160+ degrees, and when it cools at night the panels contract. That cycle transfers movement through the roof-to-wall transition and into the window perimeter. The ECO frames hold their shape, but the caulk joint between the frame and stucco or siding shears. You’ll see hairline cracks at the corners first. We use a high-movement sealant rated for the thermal range and tool it for proper depth so it stretches instead of tearing.
  • ECO single-hung windows under eave overhangs that don’t have drip edge. Older Fort Myers homes, especially ranch houses built in the 70s and 80s around McGregor Boulevard, often got reroofed with no drip edge at the eaves. Water wicks back under the shingle and runs down the wall sheathing until it hits a window opening. On single-hung units, the upper sash track fills with water and you’ll notice the window weeps constantly or the interior sill has a slow stain. We install drip edge at the eave, check the window’s internal weeps, and re-flash the opening.
  • Improper step flashing against ECO picture windows flanking a chimney or wall intersection. This one shows up in two-story Fort Myers homes where a second-floor roof dead-ends against the wall above a large fixed window. If the step flashing was never cut into the wall or the counter-flashing was nailed through the face instead of the edge, water runs behind the flashing and dumps onto the window head below. The window looks fine until a big storm, then you get a wet sill and a bead of water at the interior corners. We remove the affected shingles or tiles, cut a proper reglet, and install new flashing that actually directs water away from the window.

Our ECO Window Systems Shingle, Tile & Metal Roofing Process

Every ECO Window Systems roofing job we do in Fort Myers follows the same sequence. No shortcuts, no mystery steps you find out about later.

  1. 1
Call and listen. You reach a live person, not a voicemail. We ask where the water is showing up, what type of roof you have, and whether any prior roofing work happened recently.
  2. 2
On-site inspection around every ECO opening. We inspect the roof-to-wall transitions, flashing at every window and door head, the eave drip edge condition, and the roof covering itself. We document with photos so you see what we see.
  3. 3
Parts decision: OEM vs. quality aftermarket. For ECO Window Systems hardware like rollers, balances, lock assemblies, and weatherstripping, we prefer OEM parts to keep the warranty intact. For flashing, sealants, and structural repair, we use materials that meet or exceed the original spec-those parts aren’t brand-specific, and there’s no benefit to paying a markup for a logo.
  4. 4
Line-item estimate. You get a written scope with material and labor separated. You approve it. We start when you’re ready, not before.
  5. 5
Repair and tie-in. The roofing work happens first if needed, then the window or door opening gets re-integrated. We work clean, tarp the interior when cutting overhead, and run a magnet over the ground at the end of every day.
  6. 6
Water test and walk-through. We run water over the new flashing and roof transitions, verify nothing enters the opening, and walk you through everything we did before we leave. The job isn’t done until it’s dry.

What ECO Window Systems Shingle, Tile & Metal Roofing Costs in Fort Myers

Here’s what we typically see on ECO Window Systems roofing tie-in work in the Fort Myers market. These are real ranges from jobs we’ve done recently, not national averages:

  • Re-flashing a single ECO window or door head during a re-roof: $220-$480 per opening, depending on access and condition of the surrounding sheathing.
  • Full window perimeter re-flash on an existing roof (stucco or siding cut back, new flashing, re-seal): $650-$1,100 per opening.
  • Valley extension and diverter above an ECO sliding glass door: $400-$850, including metal work and re-bedding the valley tiles or shingles.
  • Drip edge retrofit at eaves with soffit inspection above windows: $8-$14 per linear foot, plus any rotten fascia or rafter tail repair.
  • Membrane and sealant replacement around a roof curb or chimney abutting an ECO picture window: $500-$1,400 depending on chimney size and access.

What moves the price: two-story access requiring scaffolding or lifts, stucco repair beyond basic patching, and whether we’re matching barrel tile profiles on older Fort Myers homes. We’ll give you an exact line-item quote before any work starts. Call (239) 453-7751 and we’ll come out for the free estimate.

Why Fort Myers Homeowners Call Winslow Windows & Doors for ECO Window Systems Work

We’ve been in business since 2011, and Ed Winslow isn’t a franchise name on a billboard. He’s a Miami-raised tradesman who learned this work through the building construction program at Miami Dade College and spent decades running jobs in Florida heat before putting his own name on the truck. When a Fort Myers homeowner calls us about an ECO Window Systems unit that’s leaking because a roofer cut a corner, Ed takes it personally.

The 36500-Day Done Right Promise backs every job: if it’s not done right, we make it right. Not for thirty days, not for a year. For as long as you own the home. Our techs are background-checked and uniformed, and a live person answers the phone 24/7. We’re an authorized installer for eight premium brands-PGT, CGI, CWS, ES Windows, ECO Window Systems, Mr-Glass, Therma-Tru, and ViewLux-so when we tell you what your ECO product needs, we’re comparing it against everything else on the market, not just guessing. No trip charge inside our home county, $40 off any repair over $200, free second opinions on written estimates, and a permanent 10% discount for seniors and veterans.

What Neighbors Say About Winslow Windows & Doors

★★★★★

"The old aluminium sliders howled every afternoon storm and swelter came straight through the glass. The new impact sliders shut with a sound like a bank vault and the back rooms finally hold their temperature."

PPercival Whitcombe
★★★★★

"Our insurance agent asked for the wind mitigation paperwork and Ed had the whole file ready the day the job closed, every opening photographed. The premium conversation went very differently this year."

OOdessa Fairbanks
★★★★★

"We sat out a hurricane behind the windows Ed put in. The gusts threw a neighbour's trampoline down the street and the loudest thing in our house was the kettle. I rang him after to say thank you and he answered his own phone, same as always."

TThaddeus Okonkwo
★★★★★

"A tile roof repair and new windows from the same company meant one crew, one permit runner, and nobody blaming the other trade. Ed checked the roof work himself before the tarp came off."

HHenrietta Pemberton
★★★★★

"Someone tried the back slider while we were away. The glass crazed and held, the alarm never had to earn its keep, and the police report reads better than it might have. Ed came out the next morning to check the frame himself."

CCornelius Adeyemi
★★★★★

"He replaced the front door and the garage door in the same week, both rated for impact, and lined the frames up so straight my level had nothing to say. My wife stopped hearing the highway from the front room."

MMaximilian Vasquez
★★★★★

"Three big companies quoted us and every one sent a salesman with a leased truck. Ed turned up in a truck with his own name on the door, quoted less, and his crew were the same faces on day one and day nine."
